It is designed to provide the attendee the necessary knowledge of the tax and legal considerations to recognize opportunities and to properly structure like-kind exchanges of real property.
You will learn the historical overview, evolution and statutory framework of IRC §1031. You will also learn the circumstances in which a like-kind exchange may be appropriate. Practical case studies will teach you how to calculate adjusted basis, realized gain, recognized gain and the basis of the newly acquired property. This seminar will review typical documentation for delayed exchanges and the role of the qualified intermediary, attorney, accountant, broker, escrow officer and title officer in a typical exchange. Finally, the seminar will discuss the special issues of reverse, built to suit, personal and multiple property exchanges as well as other special considerations in a like-kind exchange.
